Why expired listings do not sell the first time
An expired listing usually points to a mismatch between price, presentation, buyer demand, or agent execution. The next attempt should identify which one failed before the home goes live again.
Start with the buyer record
Showing feedback, online activity, days on market, offer history, and listing copy tell a story. A relaunch plan should explain what buyers saw and why they did not act.
Separate price from positioning
A property can be priced too high, positioned poorly, photographed weakly, or promoted to the wrong audience. Treating all four as the same problem leads to lazy advice.
Require a different plan
Relisting with the same photos, same copy, same pricing logic, and same follow-up rhythm is not a strategy. Ask what will materially change.
